Designing New Residential and Commercial Properties

Sensory Six has a reputation for renovating old historic spaces in the Capital District. We also love starting completely fresh with the design of new residential and commercial properties. 

 

Locally, we team with architects and builders to create totally new spaces that are havens and places of inspiration. New spaces have their own set of challenges. Here are some things to consider:

 

Plan for Today and Tomorrow

Both business and homeowners need to design for their current needs but have a clear eye on the future.  How long do you plan on keeping the property? Will the property meet the changing needs of your family or business in terms of size and space configuration?  What kind of health and safety requirements do you need to consider? 

 

Light It Up

One of the best aspects of planning a new home or commercial property is that you can maximize light.  Make sure you allow for as much natural light as possible and have plentiful light fixtures and outlets.

 

Technology Future Proofing
Technology is changing so rapidly that it is generally a bad idea to install integrated systems.  Instead, aim for flexibility. For example, make sure your architect include ample, easily accessible and dispersed cable raceways that allow options in terms of running different cables in the future.

 

Use Space Smartly

Flexibility is also the name of the game when planning rooms.  For example, if a sewing room or office is used regularly, should it double as a guest room? How much storage space do you need and where should it be placed? And remember that your outdoors is an extension of your indoors and can be a very important design consideration.

 

Put Health First

Make sure that your construction and HVAC maximizes health both in the summer and the winter in terms of climate and moisture control.  Plan for materials that are mold and allergen resistant.  Make sure that you have safety features built in that can be modified for disabilities or aging.
